Yates Penthouse

Located in Victoria, with iconic views of the Strait of Juan de Fuca and the Olympic Peninsula, this penthouse renovation was designed to suit contemporary living using refined aesthetics, innovative design solutions, and high-performance products. Planned for clients with an appreciation for the minimum, every detail has been thoughtfully considered.

The fireplace features durable ultracompact stone cladding, an efficient gas fireplace, and discreet venting details. With its minimal white backdrop, the kitchen offers abundant storage, subtle lighting, a black island for maximum visual impact, and an efficient configuration for food prep and social gatherings. With careful space planning, the dining room becomes an extension of the kitchen with the addition of a nook to accommodate a wine fridge, a built-in coffee system, and a bar counter. Custom storage allows the homeowner to optimize every room, such as the built-in desk in the office with ultra-thin floating steel shelves above, the guest room murphy-bed which allows the space to double as a games room when the bed is not in use, and the custom headboard and wall-mounted bedside tables in the principal bedroom.

The principal bathroom inspires a sense of peace and calm, with subtle floor to ceiling tile, white oak cabinets, and spa-like plumbing fixtures. The guest bathroom offers a similar invitation to unwind. The lighting was designed to accommodate a variety of tasks. With home automation, the space responds to the homeowner’s needs, whether it's performing necessary everyday tasks or relaxing after a long week.

The simplicity of the design does not reveal the complexities of the construction process in this renovation, including the meticulous installation of the fireplace fascia, the integrated backsplash lighting, and the heated towel warmers in the principal bathroom. Authentic authorized modern furniture from local suppliers brings the space to completion.
